Real estate SEO: the agent who comes up first gets the listing
Someone who wants to sell their home first looks up a few agents and checks who knows the neighborhood. The agencies at the top for “makelaar [plaats]” (real estate agent [town]) and “huis verkopen [plaats]” (sell house [town]) end up on that shortlist. My own Vizibly System works to get your agency among them, in Google and in ChatGPT, and measures every month what that brings in.

FOR EVERY KIND OF AGENT
Your specialty decides the keywords
Residential agents
Search terms like “makelaar [plaats]” (real estate agent [town]) and “huis verkopen” (sell a house).
Commercial agents
“Bedrijfspand huren” (rent commercial property) and “kantoorruimte te koop” (office space for sale).
Rental agents
“Huurwoning [plaats]” (rental home [town]) and “woning verhuren via makelaar” (rent out a home through an agent).
Appraisers
“Taxatie kosten” (appraisal cost) and “woningtaxateur [plaats]” (home appraiser [town]).
WHY SEO FOR REAL ESTATE AGENTS?
The choice of an agent starts in Google
Someone decides to sell their home, and the first step is often a search: “wat is mijn woning waard” (what is my home worth), “makelaar [plaats]” (real estate agent [town]), “taxatie kosten” (appraisal cost). Calling comes later. While searching, they see which agencies keep coming back, and those are the names they remember.
When they then invite a few agents for a home valuation, those names come from their search results.
Besides Google, a second place to search is emerging: more and more people ask ChatGPT which agent in their town is good. AI tools like that often pull their answer from pages that also score well in Google. If you are strong on the search terms in your region, you therefore also have a chance of being mentioned in those answers.
WHAT THE SYSTEM DOES FOR YOU
The six parts of SEO for your real estate agency
Each part below works to make sellers in your region come across your agency more often. Your local findability on Google’s map counts as much in that as link building through the neighborhood paper.
Analysis & strategy
Vizibly System finds out which terms people in your service area use to look for an agent, such as “makelaar [plaats]” (real estate agent [town]) and “huis verkopen zonder makelaar” (selling a house without an agent), and which agencies are at the top now. Your opportunity lies where no agency has a good page yet. From that I make the plan: which pages are coming, and in which order.

Explanations of the selling process and answers to what sellers ask themselves, such as “wat kost een makelaar” (what does an agent cost) and “hoe lang duurt verkopen” (how long does selling take). That copy is written to be found, and to show the seller why they should call you.

Mentions and links from local sources: the neighborhood paper, regional news sites, trade associations and partners you already work with. Google reads that as: this agency belongs to this area.
Read how link building worksTechnology & speed
A real estate site is full of heavy property photos and maps. The system measures how fast those pages load on the phone, where many sellers first see your agency, and I fix what is slow. Speed also counts toward your position in Google.

Your Google Business Profile, your reviews and your mentions count toward a spot in the map listing of agencies at the top of Google, when someone searches “makelaar in de buurt” (real estate agent nearby). I set those up so you have a chance there. On that map, a seller often makes their first shortlist, before calling a single agency.

Every month the system measures in Search Console and your dashboard what your positions, visitors and inquiries do. I read those numbers and choose the next step, for example a new neighborhood page or better copy for “huis verkopen [plaats]” (sell house [town]).
NEIGHBORHOOD BY NEIGHBORHOOD
Show that you know every neighborhood
An agent gets their listings from a whole area. The better Google connects your name to every neighborhood and village in your service area, the more often you show up when someone there is thinking of selling. Three things are needed for that.
A page per neighborhood and village
A page of its own for every neighborhood where you work, instead of one general page about your service area. That way you can be found for “makelaar [wijk]” (real estate agent [neighborhood]) and “huis verkopen [dorp]” (sell house [village]), and a seller who lives there sees right away that you know their neighborhood.
Market figures from your own sales
Average time to sell, the gap between asking price and selling price, how many homes changed hands this year: as an agent, you simply have those numbers on hand. Put them on your site and you get the kind of page sellers search for, and that AI tools can use as a source in their answers.
A neighborhood profile that I keep up to date
Schools, amenities, the type of homes and what defines the neighborhood, together on one page. If a school closes or a new development goes up, I adjust the profile.
WHAT SEO FOR REAL ESTATE AGENTS COSTS
What you pay per month, and what it depends on
Vizibly System runs a round every month. The system measures what is moving in your service area, I find out where the opportunities are and put them on your site, for example in a new neighborhood page. You start at €800 a month, month to month.
How much work goes into a month depends on your service area and on the number of agents competing there for the same searches. In a region with little competition there is less to do than in the Randstad (the Dutch big-city region). What your agency needs is in the proposal you get after a short analysis.

WHY VIZIBLY?
You work directly with me
You have one fixed point of contact, and that is me, Roy. My own Vizibly System collects the numbers on your service area: search terms, competitors, positions. I decide which neighborhood page comes next and what goes in it, and I stand behind it. More about how I work.
In your dashboard you follow live how your agency does on search terms like “makelaar [plaats]” (real estate agent [town]), and how many visitors and inquiries come in. The same method runs on my own projects. Rijloket, my comparison site for driving schools, I built entirely on data, with the figures per town side by side: the same principle as your neighborhood pages. Koffienoob, my own review site, grew from 105 to 2,883 clicks a month from Google between January and August 2026, which you can check in Search Console. See the case studies.

Questions about SEO for real estate agents?
NEED A NEW WEBSITE ALONGSIDE SEO?
A site that convinces sellers to call you
A seller makes their shortlist of agencies based on what they see online. A slow, outdated site makes them uncertain, exactly when they are making that shortlist. Good property photos and references from earlier sellers give them a reason to call you instead.
If your site is slow or outdated, I rebuild it in modern technology, separately from the SEO: fast and made for the phone. A standalone site built to win clients starts at €2,000 one-off. If you want that site to be easier to find every month afterward, Vizibly System picks it up.
